Upgrade and reconstruction to Amenities Building

The works under contract was for the upgrade and reconstruction of the Coral Sea Park Amenities Building, Maroubra.

The scope involved partial demolition and removal of the existing walls, windows, doors, concrete paths, bollards and concrete eaves to the existing flat roof followed by an extension and complete refurbishment of the existing building.

The scope of works for the main construction phase included a completely new roof structure and cladding; upgrade of the existing male and female toilet areas; upgrade of the existing change rooms; upgrade of the existing plant room; new accessible unisex toilet and shower and some new external concrete paths and ramps.

The biggest challenge of the project revolved around undertaking the works in an occupied environment while the neighbouring park was in use. Key methodologies used to manage this included erecting appropriate construction zone hoarding and site fencing with printed shade cloth provisions, co-ordination of deliveries at off peak times, keeping a clean site at all times, maintaining open communication lines with all project stakeholders and co-ordination of weekly site meetings with subcontractors and suppliers.

The project was delivered ahead of schedule with zero defects.
